Vacate Team There will be a point where a tenancy will come to an end, whether this be service of notice provided by a landlord to a tenant or vice versa. Your designated Property Manager will deal with the administrative aspects ensuring you are fully updated at all times. The team will ensure a final inspection is undertaken once vacant possession of your property is confirmed along with the taking of final meter readings. Once our checkout inspection report is published, they will liaise with you to discuss and progress the administration of the tenancy deposit in accordance with the rules of the government approved scheme protecting the deposit fund. The Property Manager will negotiate between the parties with regard any proposed deduction from the deposit should this prove necessary. The team will also administrate the utility accounts. Rent Guarantee & Legal Expenses Insurance We believe every landlord should consider protecting their investment and we provide a service which ensures the returns on your property investment are not damaged by non-payment of rent and a costly eviction process. The service is designed to protect you against loss of rent, if tenants become unable to pay and against the legal costs of removing tenants who are not fulfilling their obligations under the tenancy agreement. Subject to qualifying criteria this insurance is included within our Fully Managed service free of charge and is available for a small additional monthly charge for our Let & Rent Collection service. This insurance cover is not limited to rent guarantee and legal expenses, but has a host of additional features which our staff will be able to advise upon.. Accounts and Arrears Management For our Fully Managed and Let & Rent Collection services, using the very latest rentals accounting technology our team will provide you with monthly statements of rents and expenses. In the unfortunate event missing rent payments are identified or arrears ensue, they will discuss the late or missing payment with tenants and use their best endeavours to resolve the matter amicably. In the rare event this is not possible, they will provide advice as to serving statutory notices upon your tenants. Our Fully Managed clients will also benefit our staff administrating payment of any contractors’ invoices or service providers’ accounts on your behalf as and when required.
