When letting residential accommodation, it must be accepted that a speculative venture is being entered into and as such, it is essential that steps are taken to effectively eliminate as many risks as possible. Rentals Property Management Your local sales and lettings office will take care of the marketing of your property and undertake all tasks requiring local and personal representation throughout. However, in support of our local office staff is an experienced team of property managers based at Bradleys Head Office. The head office team have vast specialist property and lettings knowledge between them to ensure your investment is in safe hands. Your designated Property Manager will introduce themselves at the point of instruction. They will be on hand to guide you through the initial preparation for marketing and will ensure arrangements are in place for all necessary statutory certification. Once an offer is received from an interested party, they will liaise with you in discussing the detail of the same and with your agreement, they will proceed to formal referencing via our independent referencing partner. Upon receipt of satisfactory referencing reports, they will then ensure all the relevant administration is in place and correct before your tenants take up occupation. If you choose our Let & Rent Collection service your Property Manager will arrange for collection of the rent and liaise with you on any given matter relating to the same ongoing. Where you elect for our Fully Managed service, your Property Manager will continue to manage the tenancy they have created on your behalf. This will include for example: Maintenance Inevitably maintenance issues will arise with your managed property. Our Property Managers hold a comprehensive list of approved contractors, service providers and engineers holding professional credentials who can deal with a wide range of problems. Each approved subcontractor is expected to adhere to service standards set by Bradleys, so we may ensure quality of service. Our Property Managers will liaise with you when maintenance issues are reported. Bradleys have a simple on-line maintenance reporting system for tenants. This is very user friendly and enables a tenant to provide a comprehensive and accurate account of their issue. Management No one can predict the issues that may arise once a tenancy is in effect. The enquiries that present themselves to our Property Managers are best described as ‘diverse’ on occasions! Our staff are on hand to deal with any matter that presents itself and to provide you guidance according to circumstances. The team understand that landlords and tenants may not always agree or share the same viewpoint and are competent at handling such situations within the legal framework governing the rentals sector. They will always go the extra mile to try and find an amicable solution to any given problem. In addition to the above the team are well versed at dealing with the routine issues too. These may be for example dealing will a problem with utility billing; arranging a rent increase; dealing with a reference request; handling a tenant request for an amendment to a tenancy agreement to name just a few.

Vacate Team There will be a point where a tenancy will come to an end, whether this be service of notice provided by a landlord to a tenant or vice versa. Your designated Property Manager will deal with the administrative aspects ensuring you are fully updated at all times. The team will ensure a final inspection is undertaken once vacant possession of your property is confirmed along with the taking of final meter readings. Once our checkout inspection report is published, they will liaise with you to discuss and progress the administration of the tenancy deposit in accordance with the rules of the government approved scheme protecting the deposit fund. The Property Manager will negotiate between the parties with regard any proposed deduction from the deposit should this prove necessary. The team will also administrate the utility accounts. Rent Guarantee & Legal Expenses Insurance We believe every landlord should consider protecting their investment and we provide a service which ensures the returns on your property investment are not damaged by non-payment of rent and a costly eviction process. The service is designed to protect you against loss of rent, if tenants become unable to pay and against the legal costs of removing tenants who are not fulfilling their obligations under the tenancy agreement. Subject to qualifying criteria this insurance is included within our Fully Managed service free of charge and is available for a small additional monthly charge for our Let & Rent Collection service. This insurance cover is not limited to rent guarantee and legal expenses, but has a host of additional features which our staff will be able to advise upon.. Accounts and Arrears Management For our Fully Managed and Let & Rent Collection services, using the very latest rentals accounting technology our team will provide you with monthly statements of rents and expenses. In the unfortunate event missing rent payments are identified or arrears ensue, they will discuss the late or missing payment with tenants and use their best endeavours to resolve the matter amicably. With increasing regulation, it is essential you are aware of your responsibilities as a landlord. However, if you instruct our Fully Managed service you can be assured that we will keep your property and tenancy fully compliant with current and ongoing governing legislation. Our Let & Rent Collection and Let Only services will ensure your tenancy is legally compliant at the point of occupation. Legal Procedures Whilst impossible to list all key legislation affecting the industry, here are the key considerations: Once your tenant has passed our stringent referencing and vetting procedure, for which you will have approval, an appropriate tenancy agreement will be individually drawn up. The type of agreement may vary according to the type of property or status of your tenant but the primary tenancy type will be an Assured Periodic Tenancy (APT) in accordance with the Renters Rights Act 2025. The APT will continue on a periodic basis until ended by either party serving notice in accordance with the legislation. Tenants will benefit from a twelve-month protected period at the beginning of the tenancy during which landlords cannot evict them to sell or move into the property. Tenants will be required to serve two months’ notice to bring the tenancy to an end. The notice period for a landlord to end a tenancy are dependent upon circumstances. After signing the agreement, the tenant will pay a months rent in advance and a deposit of equivalent five weeks rent in accordance with the Tenant Fees Act 2019. The Housing Act 2004 dictates all tenancy deposits should be protected within a government approved scheme. Our three service options for landlords include deposit protection for your peace of mind. Thereafter rent payments will be collected and forwarded to you along with a detailed Statement of Account when we have clearance from our bank (excluding Let Only service). Very occasionally, delays in payment are experienced because of tenants making a late or returned payment or where a contractual rent due date falls on a bank holiday or similar. In all such instances we would contact the tenant and endeavour to recover the debt by amicable means. If our efforts to recover the debt fail it may be necessary to issue court proceedings for possession of the property and/or arrears. There are many legal grounds for possession relating to APTs that cover different scenarios and not just arrears of rent. We are willing to provide general advice in this regard where we are able to do so and within the scope of our authority. For those landlords choosing our Fully Managed service they benefit our Rent Guarantee & Legal Expenses insurance where we will progress a claim for recovery of any monies owed and/or possession of the property. Our Let & Rent Collection service has the benefit of cover as an option for a small extra monthly charge. It should be noted that when first letting your home you will need to seek the permission of your mortgage lender to let your home and to ensure your building and contents insurers provide adequate cover for rented property. In the case of leasehold property, you may also need to request your freeholder’s permission to let as necessary.
